Overlooked Aspects of Roofing Contracts

When it comes to roofing specifiers have to make sure that the contract with the contractor makes clear the scope of the roofing project. Often there are some aspects of the roofing systems are usually left addressed in the contract. The more clarity there is the less problems there will be during the installation and post installation period. A lot of times people give themselves a peace of mind with the fact they have a warranty in place. A warranty should not be a substitute for a properly detailed scope. The three often left out aspects of a roofing scope are:-

1) Fire resistance -- classification of the fire resistance system
2) Uplift resistance for low slope --- many times the post installation problems occurs with the perimeter of the roof where the roof adheres to the structure of the building, and this is the area where the wind gets under the roofing membrane, so special care has to given to this part of the roof.
3) Drainage -- Especially of there is no slope. Measures have to taken to make sure the water flow and the drainage design is looked into; otherwise water ponding will cause huge problems in the future.
